- Section 3.8.E.(b) [Building Setbacks] To permit a secondary frontage setback of 1.2m, where the minimum required is 3.0m, a variance of 1.8m.
- Section 3.8.E.(b) [Building Setbacks] To permit a side yard setback of 1.30m, where the minimum required is 2.0m, a variance of 0.70m.
- Section 3.8.E.(d) [Residential Density] To permit an accessible Dwelling Unit to be located on the ground floor of the building, where the permitted location of dwelling units is limited to the second story or above.
- Section 3.8.E.(f) [Design Standards] To permit a stepback at the 3rd storey (secondary frontage) of 1.9m, where the minimum stepback required is 2.5m, a variance of 0.6m.
- Section 3.8.F.3.(a) [Frontage Standards] To permit 3 of 4 entrances to not have awnings over the entrance, where the requirement is for an awning or similar structure projecting over the entrance.
- Section 3.8.F.3.(b) [Frontage Standards] To permit an entrance depth of 0.8m, where the minimum entrance depth is 3.0m, a variance of 2.2m.
- Section 3.8.F.3.(c) [Frontage Standards] To permit a residential use on the ground floor, where the requirement is non-residential uses.
- Section 3.8.F.3.(c) [Frontage Standards] To permit 68.4 percent ground floor transparency, where the minimum ground floor transparency is 70 percent, a variance of 1.6 percent.
- Section 3.8.G.(2) [Landscape & Buffering Standards] To permit zero (0) 3.0m coniferous trees, where the minimum required is three (3) 3.0m coniferous trees, a variance of three (3) trees.
- Section 3.8.G.(2) [Landscape & Buffering Standards] To permit one (1) 70mm deciduous tree, where the minimum required is three (3) 70mm deciduous trees, a variance of two (2) trees.
- Section 3.8.J.(a) [Loading Standards] To permit zero (0) loading spaces, where the minimum required is one (1) loading space, a variance of one (1) loading space.
