Understanding the Land Development Process

Have you ever noticed a new neighbourhood being built and wondered how it got started? In Okotoks, growth doesn’t happen overnight. A lot of planning and approvals lead up to the first shovel in the ground. By the time you see construction on a site, the project may have been in the works for several years (sometimes even decades) through various stages of planning and permitting.

This page will guide you through the lifecycle of land development in our town, from high-level plans to the final construction. The process is designed to ensure that growth is well-managed, aligns with our community’s vision, preserves our town’s identity, and meets regulatory requirements–the rules that help keep development safe, fair and consistent. 

Regional Plans & Policies

Before local planning begins, Okotoks’ growth is guided by broader regional plans and partnerships which set the high-level framework that the Town must follow. This makes sure that local development aligns with wider regional goals and those of our neighbours.

Municipal Plans & Policies

The Town has its own set of plans and policies to guide growth and land use within town limits. These Municipal Plans & Policies form the blueprint for how our community evolves.

Subdivision & Servicing

After the planning frameworks are in place, the process moves into preparing the land itself for development. This stage is about turning plans on paper into legal parcels on the ground, and making sure those parcels have the roads and utilities they need. The Subdivision & Servicing stage can be thought of as the transition from planning to site development.

Development & Construction Approvals

With the land subdivided, zoned and serviced with infrastructure, we move to the final stage: getting approval to build the actual buildings. Even at this point, there are important checks to ensure what gets built is safe and fits the plan.
