Section 3.5.F.3 [Landscaping & Buffering Standards, Shrubs] to permit a minimum of 450 shrubs on Site, where the minimum required is 1,395, a variance of 945 shrubs.

For Dwelling Units (184 Units in 2 buildings), Recreation - Active (playground and dog run), Accessory Building or Structure (pergola, shed and retaining walls over 1m high) and Office (rental office) in the Neighbourhood Core District (NC) with the following variances:

For Retail & Service -  General & Dwelling Units (10) (Site Plan, Building Elevation, Building Floor Plan and Landscape Amendments to DP 2024-0184) in the Downtown District (D) with the following variances:

• Section 3.8.H.1(b) [Active Transportation Networks] to permit a sidewalk width of 1.2m where the minimum sidewalk width is 1.5m, a variance of 0.3m.

A Pop-Up (Temporary Sales Trailer) in the Neighbourhood Core District (NC) with the following variance:

• Section 3.7.D.9.B [Pop-Up Use Standards] to allow one (1) 28.42m² fascia sign, one (1) 39.99m² fascia sign and two (2) 9.04m² fascia signs when no more than one (1) non-illuminated Sign per Pop-Up up to 0.2m² is permitted.

A Retaining Wall in the Traditional Neighbourhood District (TN) with the following variances:

Four (4) new fascia signs, one (1) new ground sign (menu board), and Site Plan Amendment (landscaped area conversion to patio) in the General Commercial District (GC) with the following variances:
