A Light Industrial (Warehouse, Outdoor Storage) in the Industrial Business Park District (IBP) with the following variances:

  • Section 3.10 F a. [Building and Placement Standards] to allow a detached interior side yard setback of 24.50 m when the maximum permitted is 7.5m, a variance of 17.0 m.
  • Section 3.10 F a. [Building and Placement Standards] to allow a primary frontage setback of 47.95 m when the maximum permitted is 15.0 m, a variance of 32.95 m
  • Section 3.10 K a. [Loading Standards] to allow for no provision of a loading stall for a non-residential use when one is required. 
  • Section 3.10.J.2.d [Parking Lot Design - Location] To permit the parking lot to be located at the front of the primary building where the parking lot is required to be located to the side or rear of the primary building.
