For Industrial Light (29 Units, 2 New Buildings) in the Industrial Business Park District (IBP) with the following variances:

  1. Section 3.10.G.2.b. [Frontage Standards – Shopfront, Entrance Width] to permit an entrance width of approx. 2.5m per building for a total of 5.0m or 6% of the lot width, where the minimum required is 30%. 

  2. Section 3.10.G.2.c. [Frontage Standards – Shopfront, Ground Floor Transparency] to permit a ground floor transparency percentage of 6%, where the minimum required is 30% of the building façade. 

  3. Section 3.10.I.2.c [Vehicular Circulation – Carriage Way Width] to permit a carriageway width of 11.0m, where the maximum permitted is 9.0m.

  4. Section 3.10.J.2.c. [Vehicle Parking – Pedestrian Walkway Location] to permit a flush walkway internal to the site, where a raised walkway is required.

  5. Section 3.10.K.a. [Loading Standards – General] to permit zero loading stalls on site, where the minimum required is one loading stall.
