DP 2024-0181: 10 Chinook Arch Way (Wedderburn)

A Recreation - Active (Okotoks Pickleball & Tennis Centre) in the Recreation Open Space District (ROS) with the following variances:

• Section 3.5.G.2.b [Vehicular Circulation, Site Access, Number] to allow one (1) site access where the minimum required is two (2).
• Section 3.5.H.2.d [Parking Lots, Miscellaneous, Location] to allow a parking lot in the front of the Primary Building where the requirement is to the side or rear of the Primary Building.
• Section 4.3.2.c [Fascia Sign, Miscellaneous, Number] to allow the following Fascia Sign Numbers where the maximum permitted is one (1) per bay façade:
  • North Façade: five (5) signs;
  • East Façade: two (2) signs; and
  • West Façade: two (2) signs.
• Section 4.3.2.b [Fascia Sign, Size, Area] to allow the following Fascia Sign areas where the maximum permitted is 5.0 square metres or 5% of the bay façade, whichever is less:
  • Sign 3 – Fascia sign at 6.8m², a variance of 1.8m²;
  • Sign 4 – Fascia sign at 13.3m², a variance of 8.3m²;
  • Sign 5 – Fascia sign at 93.3m², a variance of 88.3m²;
  • Sign 6 – Fascia sign at 30.0m², a variance of 25.0m²;
  • Sign 7 – Fascia sign at 73.5m², a variance of 68.5m²; 
  • Sign 8 – Fascia sign at 8.8m², a variance of 3.8m²; and
  • Sign 10 – Fascia sign at 24.7m², a variance of 19.7m².
