For Industrial Light (New - 1 Building) in the Industrial Business Park District (IBP) with the following variances:

  • Section 3.10.F.a [Building Setbacks] to permit a primary frontage of 20.3m where the maximum frontage is 15.0m, a variance of 5.3m. 
  • Section 3.10.F.a [Building Setbacks] to permit a detached interior side yard of 7.6m where the maximum side yard is 7.5m, a variance of 0.1m.
  • Section 3.10.G.c [Frontage Standards] to permit 19 percent ground floor transparency where the minimum required is 30 percent of the building façade, a variance of 11 percent.
  • Section 3.10.J.2.d [Parking Lot Design] to permit parking in front of the primary building where parking should be located to the side or rear of the building.
