Existing Flood Hazard Mapping

New Flood Hazard Mapping

The updated provincial mapping identifies flood hazard areas using new data and modelling. The Town's current planning documents were developed before the final mapping was available.

Updating the MDP and Land Use Bylaw will help:

• Align Town policies with the latest provincial flood hazard mapping.
• Improve public safety and community resilience.
• Provide clearer and more consistent development rules.
• Protect natural floodplain areas and river functions.
• Support informed decisions about future development near the Sheep River.

The Town is reviewing policies and regulations that guide development within flood hazard areas. Areas being considered include:

• How development is regulated in flood hazard areas.
• Requirements for flood proofing when development is permitted.
• How different flood hazard areas, such as floodways and flood fringe areas, are managed.
• Updates to policy language to improve clarity and consistency between the Municipal Development Plan and Land Use Bylaw.

Some important decisions have already been made:

• The flood hazard mapping was completed by the Government of Alberta.
• The Town is not creating new flood hazard areas.
• Existing homes and businesses can continue to operate as they do today.
