Area Specific (Statutory) Plans: Area Structure Plans/Neighbourhood Area Structure Plans

• Area Structure Plans (ASP)

  Area Structure Plans (ASP) are statutory plans under the Municipal Government Act (MGA) and are mainly used to provide general use of land, transportation and servicing framework for areas undergoing new development.

  As per the MGA, an ASP must describe the:
  •    Sequence of development proposed for the area
  •    Land uses proposed for the area
  •    Population proposed for the area; and
  •    General location of major transportation routes and public utilities

• Neighbourhood Area Structure Plans (NASP)

  Neighbourhood Area Structure Plans are statutory plans under the Municipal Government Act and provide a greater level of detail than an ASP, typically at the neighbourhood level.  These plans are used to guide the redesignation, subdivision and development of land within a specific area

Regional and Intermunicipal Plans

• South Saskatchewan Regional Plan

  The South Saskatchewan Regional Plan (SSRP) addresses economic, environmental and social objectives in land use planning at the regional level.  The Town of Okotoks is required to demonstrate alignment with the provisions of the SSRP in all of its planning documents

• CMRB Growth Plan

  Okotoks is a member of the Calgary Metropolitan Region Board (CMRB) which adopted a Growth Plan that received Ministerial Approval in August 2022.  The Growth Plan provides planning direction and guidance on certain areas of regional significance related to population and employment growth, land use, infrastructure and services in the Calgary region.  Any statutory plans passed or amended by member municipalities must conform with the policies of the Growth Plan.

  The Municipal Development Plan (MDP) is a statutory plan under the Municipal Government Act. It is the primary long-range planning document that establishes a holistic vision for the Town that guides overall growth and development for the Town. All plans and initiatives that shape growth and development in Okotoks must be aligned with this plan.

• Land Use Bylaw

  The Land Use Bylaw is a planning tool that regulates development within the town and implements the principles and policies of the Okotoks Municipal Development Plan. It divides the town into districts that direct where residential, commercial, industrial and institutional development may occur and how it may be developed. Every home or business owner is impacted by the Land Use Bylaw. Whether you are trying to determine how high your fence can be or if you can build a shopping centre next door, the Land Use Bylaw is the place to look.

  CHAMP II is a roadmap to build a more vibrant culture for our community. The plan lays out a framework that links the desired long-term future of culture, heritage and arts in Okotoks with short-term activity. This framework identifies actions for the first five years of implementation, but includes a 15 to 20-year approach that allows monitoring, learning and adaptation over time

  The Environmental Master Plan is a comprehensive long-term community plan that identifies, prioritizes and sets specific goals and targets for key environmental initiatives for the Town and the community. It encompasses all aspects of the environment, from developing new land, to sustainable practices for energy, water, waste, emissions, urban forests, construction, and transportation networks – anything that impacts the natural world.
