Certificate of Compliance
Buy or Sell - Comply, Comply, Comply You're moving, someone's buying. The buyer wants to be sure that the house they are buying is not built over a property line, in a utility right of way, or otherwise complies with the regulations contained within the Land Use Bylaw. The buyer's mortgage company wants the same thing - they would be nuts to loan money for a building that is not in compliance with municipal regulations - or on the neighbour’s property!
A compliance certificate is a legal guarantee that a house being purchased meets all the requirements of a municipality - it's sited properly, does not exceed lot coverage or building height requirements, etc. Compliance certificates are required by the mortgage company, not the Town. Compliance certificates are a service provided by the Town.
